ESD performed a detailed assessment of the existing structure using photos, site dimensions, and the original drawings prepared by others.
A new stair and landing configuration was developed to meet compliance requirements while preserving the approved floor area and layout envelope.
The challenge was to design a compliant landing platform that fit within the previous plan limits and avoided clashes with the kitchen equipment and services beneath the mezzanine.
This required careful coordination between structural design, accessibility requirements, and architectural clearances.
The final layout achieved full compliance with AS1428 and AS1657, including proper rise and going, minimum landing size, and handrail geometry.
Structural checks per AS1170.1 verified that modifications maintained adequate load capacity without major frame changes.
To control construction costs, ESD also reviewed the existing soil report and footing configuration, confirming that the revised stair and landing loads could be supported by the current foundation system — eliminating the need for excavation or new piers.
The redesign was completed in coordination with the client and their builder to ensure a seamless integration of the new structure with existing documentation and Council records.
